Covenants, Conditions, and Restrictions (CC&Rs) are the cornerstone of an HOA’s governing documents. They set out the rules for the community, describing the requirements and limitations related to property use. Bylaws govern how the HOA operates as an organization.

When in doubt, ask if approval is needed for your project. Send your inquiries to our Community Association Manager, Tom Gish at Port Gardner Management, Inc., tgish@portgardnermgmt.com

Common projects include new siding, sheds, exterior painting, fencing, and roofing. However, any project that alters the exterior of a home or property may require approval. Please submit your request 15-20 days in advance of your project start date. You can download the Architectural Control Committee request and Paint Committee request forms here.

Any project that alters the exterior of a home or property may require approval by the HOA Architectural Control Committee and/or Paint Committee. The ACC request form can be found here: ACC Request Form.

If you are painting/staining an exterior feature of your home, even if using the same existing colors, please submit the ACC Paint Request Form

If your project includes both a modification to the exterior features of a property and painting/staining, you will need to submit BOTH forms. Example: A new fence that will be stained.

The forms are fillable PDFs, so once downloaded you can fill them out on your computer. Alternatively, you can print them and then scan/take a photo of the completed forms. Once completed, please submit via email to:

Anonymous complaints will not be investigated, and any complaint made will be held in confidence to prevent retaliation. The board strives to respond to any report within 3 business days.

Lakes and Ponds

No Swimming is allowed due to unhealthy conditions

Small boats and canoes are allowed. No gas motors are permitted.

Hobby or remote control electrical boats are allowed.

Fishing is allowed, but only on a “catch and release” basis. The lakes are not stocked.

No Skating, playing, or walking on ice.

Do not feed geese or ducks – they cause unhealthy conditions around lakes
